What the numbers mean
- Median tax and home value: the Census Bureau's 2020-2024 American Community Survey 5-year estimates for
owner-occupied homes.
median_tax_flagis"<200"or"10000+"where the Census caps the median. Four very small Texas counties have no published median and are not included. - Effective rate: median tax divided by median home value. It is what owners actually pay, after exemptions and assessment limits, which makes counties in different states comparable. Nominal rates are not comparable, because states assess homes at different fractions of their value.
estimate(): home value × effective rate. This is a first estimate for a home with typical exemptions. A recent buyer in a state with assessment caps (Florida's Save Our Homes, California's Prop 13) usually pays more than this.local_rates(): the official rate files.- Texas: every taxing unit (county, city, school district, special district), in dollars per $100, for 2025 and 2024. - North Carolina: county and municipal rates for 2025-26, plus the year of the last reappraisal. Source: NC Department of Revenue.
- Florida: county-wide 2025 millage by levy type. Source: Florida Department of Revenue.
